Magnolia Studios was founded by Philip Mitchell, an Architectural Technologist based in Edmonton, Alberta. Philip trained at the Northern Alberta Institute of Technology and works professionally in residential design, the same discipline these plans are drawn from.

Every Magnolia plan is produced using the same tools and methodology used in professional architectural practice. Drawings are developed to Canadian building code standards and include everything needed for a permit application, not estimated nor templated.

Most deck builders either hire an expensive custom designer or build without proper plans. Magnolia Studios sits between those two options. They're professionally drawn plans at a price that makes sense for a single residential project.

The Permit Submission Checklist is a 15-page self-review guide organized across eleven sections, progressing from safety-critical basics through framing, connections, foundations, materials, site and zoning, and jurisdiction-specific items. The section order reflects how building departments actually work through a permit application.
Each item flags a topic that needs to be resolved and documented in your plans before submission. No specific dimensions or values are prescribed, those depend on your jurisdiction and adopted code. The checklist prompts you to confirm that each topic is addressed, not that your numbers are correct.A typical deck permit rejection comes down to a handful of recurring oversights. This document is built around the most common ones, so reviewers have less reason to send the application back.
